Hotel Policies

ADA Policy

The SoBro Guest House has one suite that is categorized as an ADA compliant guest room.  If you are in need of a transfer-in shower, accessible hand rails in the bathroom, wheelchair accessible doorways, and a bed height of 24 inches, please book this room specifically.  If this room type is not available on our website, that indicates that the room type is already sold for the dates you are requesting.

Alcohol Policy

Alcoholic beverage service is restricted to those 21 years or older with valid identification. 

Age Requirement Policy

Guests must be at least 21 years of age to check in at the SoBro Guest House.

Check-In and Checkout Policy

SoBro Guest House begins check-in at 4PM (CDT) and checkout time is at 11AM (CDT).  All check-in and checkout is done through your mobile device, as the SoBro Guest House does not have a front desk staff or front desk.  You will receive an email prompt to check-in when your room becomes available.  Sometimes rooms may come available prior to our official check-in time, in which case, you will be given the option to check yourself in early. 

Early Arrival Policy

An earlier arrival time will be presented to you as on option, should your room come available sooner on the day of arrival.  If you need to guarantee an early arrival, we recommend you reserve your room for the night before. 

Late Departure Policy

The hotel checkout time is 11AM (CDT).  If late checkout is available on the day of your departure, we will send you an email notification. If you do not receive this, it is because late checkouts are not possible that day.  Exceeding checkout times may result in extra charges, including, but not limited to, late checkout fees and/or an extra night's charges being applied to your bill. 

Early Departure Policy

All departures prior to the original date agreed upon at the time of check-in may be subject to a one night’s room and tax early departure fee.  Please discuss with the Manager on Duty any special circumstances regarding your early departure that you would like for us to consider or assist you with.

Credit/Debit Card Policy

Debit and credit cards will be authorized at check-in for the full amount of your stay (if full deposit has not already been secured), plus an amount to cover incidentals at $50.00 per night. The authorization will hold the funds until checkout, at which time the amount actually incurred during the stay will be charged.  Authorized amounts may take up to 30 days after departure to be released by your bank or financial institution and the hotel will not be responsible for any resulting fees or charges. 

Payment Policy

The SoBro Guest House requires that all nights room and tax be paid in advance at the time of booking.  We do not accept cash payments.  Checks are accepted only if received to the hotel 30 days prior to arrival in the full amount of room and tax for the entire stay.  A credit card will still be required to check-in to the hotel in order to hold the security and incidental deposits of $50.00 per night. 

Travelers Check Cashing Policy

Check cashing services are not available at the hotel, however, these services are available at nearby banks.  Please contact the Manager on Duty if you would like a list of these locations.

Rollaway Bed & Pack'N’Play Policy

Rollaway beds are not offered at the SoBro Guest House as all rooms are furnished with a Queen Size sofa bed.  Hypoallergenic bedding and extra pillows are located in the closet for the sofa bed.  A Pack'N’Play is available on request prior to arrival.  There is no extra charge for this request.  Pack'N’Play requests are based on availability and this is not guaranteed.  

Occupancy Policy

The maximum occupancy number of people in our suites is 4 persons.  This includes any combination of adults and children.  There must be at least one person over the age of 21 in each occupied room.  We do not charge extra for a 3rd or 4th person in the room.  The maximum number of nights that any person can stay in the hotel is 30 nights.  

Fire Safety Policy

The hotel is fully equipped with smoke detectors and emergency evacuation plans in all rooms and public areas.  All rooms have a sprinkler system in the event of a fire.  Do not tamper with or hang anything on the sprinkler heads as this can activate the fire system under a false emergency, resulting in fees, fines, and room damages.  In the event of a fire emergency, pull the nearest pull station, evacuate the building immediately, and call 911.

Smoking Policy

All guest rooms and public spaces are 100% non-smoking at SoBro Guest House.  There are designated outside smoking areas for those that wish to smoke. A $250 deep cleaning fee will be charged to any guest who violates the smoking policy. For your convenience, there are smoking receptacles on the property for the safe discard of cigarettes.  

Lost and Found Policy

The SoBro Guest House is not responsible for lost, damaged, or stolen personal items. All rooms are equipped with in-room safes.  We recommend that you place important travel documents, cash, jewelry, and any other valuable items in your safe.  Our Housekeeping department does a good job of collecting items left behind in the rooms that are clearly not trash.  We will log and keep found items for a maximum of 30 days.  If these items are not claimed, or otherwise returned to the owner, they are donated to local charities servicing the downtown Nashville area. We will make every reasonable attempt to contact you or notify you if we have found something left behind in your room.  

General Policy

SoBro Guest House reserves the right to refuse service to any person, for any reason, at any time.  We have an internal priority to the safety of our guests, our employees, and our property; therefore, behavior--verbal or otherwise--that is deemed threatening, hostile, unpredictable, disturbing, or in anyway a violation of our code of ethics, safety policies, or any other hotel policies, could be grounds for removal, immediate cancellation, damage fees, repair costs, loss of business liabilities, and trespassing charges.  Sobro Guest House may limit the number of persons who may occupy a particular guest room in the hotel and will only allow registered guests to use its facilities.  Please contact the Manager on Duty if you see, hear, or feel uncomfortable with anyone that is present on the property.  We will do our very best to address any safety issues, day or night.

Pet Policy

At this time, SoBro Guest house is only accepting service animals.  However, our pet policy is still being developed and we hope to introduce a pet program in the near future.

Housekeeping Service

Daily housekeeping service is provided unless your do not disturb sign is on your door.  We will automatically change your sheets on the 3 day of your stay.   Our housekeeping staff is available between 9am and 5pm every day should you need additional items or have any requests.  The SoBro Guesthouse does not have housekeeping staff on property past 5pm, so we kindly ask that you place requests with us during the daytime hours so that we may promptly service your needs.  Emergency on-call maintenance service is available after 5pm.

Equipment Policy

Your suite is fully furnished with dishware, cookware and utensils.  These items are inventoried after each guest stay.  Missing or damaged items beyond repair will be charged at the replacement cost and added to your hotel bill. 

Reservation Policy

The SoBro Guest House requires a full advanced deposit covering the entire stay amount of all nights room and tax.  Because our guests complete self check-in over their mobile devices, we have found that this helps to expedite and simplify that process.  Reservations are guaranteed for arrival, however, should you not arrive or notify the hotel of a cancellation, the first night room and tax will be taken as a no-show penalty.  All remaining nights will be credited back to the card used at the time of booking.   If you have booked your reservation through a third party booking service you reservation is subject to their terms and conditions regarding, guarantees, no-show penalties, and cancellations.

Cancellation Policy

We understand that you may need to cancel your reservation with us.  We ask that all cancellations be made with a 7 day notice prior to the arrival date.  Cancelling your reservation prior to 7 days of arrival can be done at no charge and with a complete refund of your deposit.  Cancellations with less than a 7 day notice of arrival will be charged the first night room and tax and all other nights will be refunded.  

Parking Policy

The Sobro Guest House offers complimentary parking to our hotel guests.  Included with your room reservation is one parking space for one vehicle.  Located inside your room you will find a parking pass.  Please place this pass on your front dashboard or from the rearview mirror.  All vehicles that do not display this parking permit will be towed from our parking lot.  Additional vehicles will need to park in other parking lots nearby or in the available street side parking.  Please keep all vehicles locked at all times.  The SoBro Guest house is not liable for any damage or theft of vehicles or items inside the vehicles.
